Friends, The Federal Reserve cut interest rates today. When the Fed cuts or raises interest rates, this does not directly affect mortgage rates. Mortgage rates are affected by Mortgage Backed Securities (MBS’s) and how they are traded in the Bond Market. We really don’t know yet as to how the Fed action will affect the market, more specifically MBS trading, however it does look like the Fed is looking to purchase a significant amount in MBS’s which could help mortgage rates, we just don’t know for sure and nothing is ever certain. If you are looking to refinance, it is best to go ahead and apply so that we have your file in the system and ready to lock it should you be ready to if rates do drop again.
