Median home price this week is at its lowest level since June, at $349,900. The price of the newly listed cohort is down to $309,900, the lowest level since May. That being said, our prices are still 9% higher than last year at this time, and the market needs to cool off over the holidays. Expect these numbers to retract each week through the end of the year. This week we also looked at Days on Market. We’re normally halfway up the upslope of a slowing third and fourth quart...er market by mid-November, but this year, it’s only just starting to slow. This tells us that demand isn’t backing off - people are still buying everything in sight - and that we’ll start 2021 with a fresh stock of homes, not properties that have been sitting around for 8 months.
