What's an iBuyer? An iBuyer is an "instant buyer" that is a business that purchases your property to eventually resell it. I've had to discuss iBuyers quite a few times lately. I've even had sellers tell me that they were considering using a brokerage that promised them a "guaranteed offer". Here's what you may not know, any agent you work with can get you a guaranteed offer from the same place. All the agent is doing is contacting an iBuyer after your home is listed and ...requesting that they put an offer on your property. The problem here is that iBuyers are preying on uniformed or misrepresented sellers that think they are saving time and/or money. For most sellers, they will lose thousands of dollars by using an iBuyer for the sake of "convenience". When in reality, if they hire a REALTOR and list their home for the right price, their home will sell quickly and at a competitive price. Here is an example from an actual listing. Zillow, an iBuyer, offered them a cash offer on their home. After receiving a low initial offer, they decided to accept it, because they thought it would be a quick and easy close. They were still required to pay a 6% agent commission, they were asked to reduce the price for repairs, they were told they had to pay seller's concessions, and Zillow was charging them with a service fee. They backed out of the deal. They ended up listing their property for $285,000 with a REALTOR who knew their market. They got their asking price and contributed minimal closing costs.
