What to Look for and What to Avoid When Purchasing a Vacation Rental Cabin Part 1Water I have learned a lot about what to look for and what to avoid when buying a vacation rental cabin over the last six years as an owner and property manager. Much of what I have learned I have learned the hard way. The goal of this post is to help you think about some factors that you may not otherwise think about or know about. Of course everyone has their own goals and reasons for buying a ...vacation rental cabin so some of what is discussed here may not apply to your situation. Water Supply There are several different way water is supplied to rural mountain cabins. City water is supplied to some cabins and is a great way to get water because it is almost always reliable. If you find a cabin with city water supply that is wonderful but be aware that most secluded cabin locations do not have city water. water supply and look for city water, shared well (meaning a well that serves many homes or neighborhoods), avoid having your own well. Water can be supplied by a well water provider who supplies water to multiple cabins in a given area. This is very common and a great way to get reliable water service. If you do have a well water provider make sure the water is reliable and speak with the provider to find out where it comes from, how many interruptions they have had in the last two year. Also find out what if any additives are added to the water and what the testing procedures are. Look for few service interruptions and frequent water quality testing. Many cabins have private wells or wells that are shared by two cabins. Private wells are the least desirable because you are totally responsible for your well. If the well runs dry you will have to drill another well. If there is a problem with the motor, pump, lines, or any other part of the well you are responsible for repairs and you will incur the cost of drilling a new well or making repairs.
