Getting preapproved is the first step you want to take when you are thinking about buying a house. I recommend getting preapproved about 2-3 months before you are ready to close on the house. Once you are preapproved, you will work with your Realtor to find the home you want and this can take much longer than you think due to low inventory and bidding wars. After finding the right property, your Realtor will work with you to make an offer on the property and get it under con...tract with the seller. At this point, your lender will be ready to proceed with your loan application and may request additional documents from you before sending your file to the underwriter. These docs can include updated paystubs, bank statements, copy of DL. The underwriter will then review your full loan application to determine your ability to repay and issue whats called a "conditional approval". The conditions on the approval need to be cleared before the lender will let you close on your new home. This process can take anywhere from 2-3 weeks depending on underwriter turn times and how fast you get the documents needed to clear the conditions to the lender. The "holy grail" in mortgage lending is the "CTC" or clear to close so the faster you and your lender can get your loan CTC the better. You risk losing your earnest money deposit if you dont close by the date agreed upon on the contract and trust me, in my years of mortgage processing things have gotten NASTY because people haven't had their loan CTC by the closing date agreed upon. This is why it is crucial to work with a reputable mortgage lender. I get it. A lot of us are scared to claim 2021 as our year after what 2020 brought us. Take that fear and turn it into a plan to set yourself up for the loan approvals, credit offers, home purchases, & investments that you want to see for yourself in 2021!... Its not cliche to make new goals & plans for the new year, its smart. And if you want to wait until Jan. 1st to start, there's nothing wrong with that either. In order to maximize your money and accelerate your savings having a budget you can stick to is key. There is no point of a budget if it's so strict you can't make it one day. Google "best ETF's to invest in" & "why invest in ETF's". These can yield you more money than a "high yield savings account". For this I use E*Trade. Is it really necessary for you to have Netflix, Hulu, Disney+, HBO Max, PLUS cable? Just narrow it down to two. You can always stretch your money longer if you cook large meals. Cut down to takeout only once a week. Finally, use an app to track how your spending is really going and to stay on budget. Claim 2021.
