Shopping Center - Onsite Maintenance Manager Job Description This individual will assist Property Management and the Owner in the maintenance and general upkeep of Beechwood Shopping Center in Athens, GA. Individual must be: Highly motivated... Able to work independently Self-starter Dependable Trustworthy Flexible Individual must have good communication skills both oral and written. Will need to be able to interact on a professional level with tenants and vendors. This position encompasses all aspects of building maintenance. RESPONSIBILITIES - Duties may include, but are not limited to: Perform ongoing inspections of the exterior of the property to assist in identifying building maintenance needs and the corrective actions necessary. Diagnose and perform routine building and common area maintenance, repairs and general upkeep on a daily basis in accordance with company guidelines Assist Property Manager in ensuring all contracted services are performed as expected. Accurately document and track status of work performed in maintenance log, which may include use of a computer/tablet. Maintain supplies / lighting inventory. Order supplies and lights as needed after approval from Property Manager. Meet contractors as needed on site to complete contracted repairs/inspections, provide access to tenant suites, schedule and supervise contracted repairs / projects while keeping Property Manager advised of all activity Perform duties required to correct / coordinate any routine and/or emergency situations such as sewer back-ups, water flooding, frozen pipes, elevator entrapment, fire/sprinkler alarms, power failure and HVAC failure. Maintain a safe and responsible work environment at all times. Be available for 24-hour emergency calls and perform effective after-hours maintenance as required. Work independently in the absence of immediate supervisor. Perform other duties as needed and assigned. WORK ENVIRONMENT While performing the duties of this job the employee is occasionally exposed to moving mechanical parts; high, precarious places such as rooftops; and outside weather The employee is occasionally exposed to wet and/or humid conditions, dirt, dust, grease, paint fumes and equipment noise. Job Type: Temp to Perm with possibility of full time hire with benefits Pay:$20 per hour, based on relevant industry experience Schedule: Monday to Friday: 8 am to 4 pm On Call (cell phone for work purposes only provided) Overtime as needed Experience: 3+ years of directly related experience (retail/office/commercial real estate preferred), or 3+ years’ experience working on general maintenance & repairs within an associated field.
