I am predicting a real estate recession. Air bnb/vrbo rentals will be the first to foreclose, then monthly rentals/commercial properties. Rentals normally have shorter term loans with high payments and small amounts of cash flow per unit. Most real estate investors make money by scaling (a lot of rentals with a lot of loans). Most hardly have room in the budget for repairs imagine when they aren't collecting rent and can't evict the tenants! Imagine your beach condo that norm...ally rents for $1500 a week sitting empty cause nobody is going on vacation and then the Ac breaks. Or a monthly rental where tenants haven't paid in 3 months and you can't evict them because of bans or because courts are overloaded. Even if you HAD 30% equity you aren't going to want to pay for insurance, taxes, hoa, repairs, mortgage. Rental units make up over 30% of the housing/apt inventory in the US. Plus economics...if rentals are selling for half price that drags down the value of other houses. Most foreclosures don't happen from an inability to pay they happen when ppl decide that they don't want to buckle down and pay on the 210k mortgage for the house that they paid 240k for that is only worth 160k now. Especially when the Air conditioner breaks this summer and it is the newly outlawed R-22 refrigerant and it's 5k for a new air conditioner. See more

I know how scores are calculated and can help get your score up. Sometimes it's a simple hack like opening up a new credit card so your used credit to available credit ratio can increase. Sometimes it's paying on time on a small loan for a few months to help out on time payment history. $50 and ill look over your free credit report and tell you what I would do, how long it will take, and give an estimate of how many points your score will increase by.
