The Eviction Moratorium is Bad News for Landlords, Realtors & the Future of Residential Real Estate Investing. It is fundamentally unjust to force landlords to ...carry the burden of unpaid rent where tenants are struggling. This is a burden that the Federal and/or State Governments should be carrying through housing assistance and/or tenant 'Rent Loans' and other such mechanisms. 40% of all Landlords are 'Mom & Pop' investors and they depend on their rental income to service their mortgages, pay their property taxes and insurance, maintain the properties, and in many cases as a source of living-expense income for their own livelihood. Long term the Eviction Moratorium will dissuade future investors from buying rental properties, thus leading to a contraction in the supply of such properties and hence driving up rents and/or creating a rental-housing crisis.
