When you start looking to buy a house, you’re going to hear all about mortgage rates and how much it sucks that they’re going up, how great it is if they’re going down, or even why low mortgage rates aren’t always a good thing. Your mortgage rate is simply the amount of interest charged by whomever you took a loan out with to purchase your house (hopefully will be me) How will a 1 percent difference in mortgage rate affect how much you pay? As you can see in the illustratio...n above, a 1 percent difference in mortgage rate on a $200,000 home with a $160,000 mortgage increases your monthly payment by almost $100. Although the difference in monthly payment may not seem that extreme, the 1 percent higher rate means you’ll pay approximately $30,000 more in interest over the 30-year term. Ouch! Quick Story: So I am doing a refinance for my client who was originally just interested in seeing some options to pay off student loans. She only thought her house was worth about $300,000 AND she was still paying Mortgage Insurance for no reason because she has had more then 20% equity in her home for awhile now, but didn't do anything to take it off. I said please let me take care of ALL of these things at one time! She agreed, I promised there was no risk, if I couldn't he...lp....... no out of pocket to her! Now here we are two weeks later and her house appraised for $334,000, I am getting rid of her mortgage insurance, cutting years off her mortgage term (savings in interest), lowering her interest rate, and giving her $47,000 cash out to pay off her student loans!!!!
