And we are CLOSED!! I am super happy for my client!! It was rough flip. But he did it and learned from his mistakes. When going into a flipping a home, it’s critical to calculate the cost of repair and after renovation value correctly before purchasing the home. Otherwise one of two things could happen 1.) you run out of funds to renovate and have to place it in the market in hopes that you break even. 2.) overspend on the renovation and sell it at a loss or break even if your lucky. And if you are using hard money loans...well that even worse. If your not careful. But I am super glad it all worked out!! Now on to the next flip.

Home tip: Crawl space edition.

Under Contract!! What a great way to begin the year for seller and buyer!! This is my seller’s first flip and he learned a lot and did a good job as well!! (I love that fact that he keep the 1920s charm in house) However, he took in more than he can handle. Being an investor is not all fun and games. And taking huge risks does not always give you great rewards. So if your thinking of doing any real estate investments please do your due diligence and research a lot before you jump into it. And Sometimes taking a small risk (or a risk that you can handle) may bring in a better reward or at least be able to sleep at night. Lol But either way don’t give up there is always a light at the end of the tunnel, and I am glad that my seller is able to see that light. #motivationalmonday
