Looking for a new construction home? Here are three important points to keep in mind when purchasing a home to be built: - Hire an experienced REALTOR to be your selling agent. Having a licensed real estate professional in your corner to negotiate and represent your best interests is the smartest thing you can do. Your agent will make sure T's are crossed and I's are dotted on all contract paperwork and will keep you updated throughout your buying process. - Ask a lot of que...stions. Make sure that everything you agree to with the builder is written in the purchase contract before you sign it. And always allow your REALTOR to look over all paperwork before you sign anything. - Get a professional inspection on the property before you do your preliminary walkthrough of the home. Oftentimes, even brand-new construction homes have issues that may be hidden from the untrained eye. If there are concerns that you want addressed, it's best you discover them and bring them to the builder's attention BEFORE you close on the purchase. Most builders will gladly make corrections and repairs with no hassle if they know about them at least 7 to 10 days before your final walkthrough. Plan to schedule your inspection at least a week prior to your preliminary walkthrough (aka home orientation) with the builder. This should allow you enough time to receive the inspection report from your inspector before you meet with the builder.
