Hello Roswell. Remember a couple of months ago when Councilman Palermo was yapping (using decade old IRS data) about how profitable Commercial Real Estate was and how the City should raise license fees & taxes on them? At the time I (and a couple of better informed Councilmembers) were quick to point out how - once again - he was spinning nonsense. Note Real Estate as in commercial Real Estate was THE hardest hit industry. Which makes sense as all tenant financial struggles rollup to their landlords. Data not dummies. #shoplocal #spendlocal #dontempowerdummies

People before Pavement. Thanks to Mayor Henry and Councilmembers Marie Freeman Willsey, Matt Judy and Matt Tyser. Maybe we need more Councilmembers with actual experience making payroll to avoid embarrassing votes like this.

Business Travel and Officing comments from a FICO NYSE quarterly earnings call yesterday: Some travel reduction expenses that are COVID related are going to persist. Obviously some travel will resume but I think we all have learned how to do business with less travel than we had before. I’m sure some of our experience is not unique. I’ll add to that, when everything comes back, we won’t see our real estate facilities expense go back to the same model. Those restructuri...ng actions and footprint reductions - we consider those to be permanent. Will Lansing (CEO and Mike McLaughlin (CFO)

A number of Roswell citizens (yes including you Sally) are complaining that the City hasn’t resumed in person Council meetings and instead holds its meetings via zoom. Grow up folks. None of the Fortune 500 companies I work with have reofficed. Smart leaders keep their businesses functioning AND respect the science of covid. Every Board I belong to hold all meetings virtually (since March) - and intend to keep them virtual at least through the rest of winter. I had 3 ...last week. I have 4 more this week. All zoom. There’s plenty the City does, especially to it’s businesses that I don’t like, but I applaud the virtual meeting stance. It’s what every thought leader I know practices in their own HQ. No one joined M&C so they could die for you while listening to your complaints. #staysafe #respectscience

Hello Roswell - don’t raise taxes & license fees on our businesses. C’mon.

At a recent Roswell M&C meeting one of the myriad of skeletal proposed UDC changes was eliminating the Pre-1959 construction parking exemption in our HD and imposing a new yet to be defined parking tax. It was painfully obvious no one knew WTF they were talking about. Here’s some fact. (Disclosure: before uninformed citizens start howling self interest every property we own meets the full 10.1.3 parking requirements with no exemptions so save that chatter). Back in 2009 wh...Continue reading

As a developer of commercial projects nothing about last night’s Roswell City Council meeting made Roswell look like a place welcoming investment. We’re dysfunctional and want things the market isn’t building. Sad to watch hard data get ignored or dismissed by Council and citizens. I predict dead shopping centers for years to come. Too many easier places to bet big bucks on projects where the community isn’t relentlessly irrational. Why are neighboring cities booming and ...we’re not? This stuff. There are plenty of neighboring cities where a developer can ask to spend $75 million reinventing a dead shopping center and the local politicians will welcome them with open arms. PS - we even had adjacent neighborhood HOA’s speak in favor of the project but that doesn’t matter here - Council has members with ZERO real estate experience that want to play developer and architect. Go ask all our restaurant entrepreneurs why they chose Alpharetta over East Roswell for their newest locations.

This is how we approach every project. And - why we find development in Roswell an incredibly frustrating experience.
