Now is the time to refinance if you have been delaying. They removed the overlay of a giant fee on mortgages from Freddie and Fannie. If your rate is over 3.75%, you want cash out, you want to shorten the length of the loan and you know the probability of not moving is very low in the next 4-6 years, we should talk.

Have you heard the news about skipping a mortgage payment? Or perhaps they discussed forbearance options? This is always the last resort. Some borrowers will be tempted to skip payments whether they need to or not. Before you cancel that autodraft, go to your lender‘s website which it has lots of options, mights and maybe’s. The note you signed with the attorney at the closing table has no mights or maybes. Don’t be deceived. Those skipped payments are NOT forgiven but mIght ...or maybe delayed or restructured, resulting in a large lump sum or higher interest rate with a restructured mortgage payment months later. If you have not been significantly affected by the pandemic, you should continue to make payments, as skipping payments unnecessarily will likely cause significant financial strain at a later date. If you really have no money, call your lender and discuss the options thoroughly so you understand the full consequences of your next step. See more
The Federal Reserve announced on Sunday, March 15, 2020, it would drop interest rates to zero and buy at least $700 billion in government and mortgage-related bonds as part of a wide-ranging emergency action to protect the economy from the impact of the coronavirus outbreak. The lenders are so slammed with refinances that they may not drop their rates, but if they do, it will be in the morning and in the afternoon they will raise them just to slow the traffic. If you have been patient and know what rate you are targeting, let’s take a look and see if it is there with reasonable closing costs tomorrow. The locks are 60 days for the best lenders and refinances are definitely cheaper than purchases so it’s worth the look!

If you are thinking it might be profitable to refinance, here are some things you need to know and think about before proceeding- How much longer are you keeping your house? Is your current rate 4.375 or higher? What is your credit score?... How much do you want your payment to go down in order to make a refinance worthwhile to you? Lastly, a guide for significant savings is a rate decrease of no less than 1%, and a loan amount over 150k. It’s a guide but these rules are NOT hard and fast. Some other reasons you may consider refinancing anyway includes cash-out, pay the taxes, soften your cash flow or even renovate. I’m here by phone if you want to check it out.
