The time to act is now! I just started a refinance for a past client taking a 15 year mortgage from 3.375% to 2.5% saving said client $312.31 per month! Now I'm sure the first objection is well what about the cost to make it happen? This is valid which is why each situation is unique on return on investment and plan for the current property. In this case the cost to do the refinance is approximately $3992 (and it gets rolled into the loan), so the break even point is month ...13. WOW, what a ROLLERCOASTER!! What does the Fed Action mean? The fed rate cut in response to the markets and corona virus does not have a direct impact to mortgage rates. The Federal Reserve lowered the short term interest rates between banks, which doesn't directly tie to mortgage rates. However, the announcement on Sunday, 3/15, that quantitative easement will be occurring with the Fed committing to purchase $200 Billion in Mortgage Backed Securities with the first purchase ...of $40 billion today, the 16th, is having an impact. In addition, they have stopped the runoff of their balance sheet for mortgage backed securities and treasuries. This is significant as they two will reduce the supply and there for causing the yields to increase. When MBS (mortgage backed securities) are in greater demand, so they return more, the rate for interest rates with mortgages should go down. Should is a key word here because in these uncertain times the largest buyers of mortgages have been keeping the rate up due to capacity constraints and loss on the servicing side. Forecast: We should have a conversation and get your refi setup to go. I believe we will see a window soon that rates will be fantastic, but with the volatility in the market if the loan isn't ready to lock the opportunity may be lost. Rates have had wild swings and we must be ready to strike!
