I often get ask about Zillow, so I am sharing this information! PUBLIC SERVICE ANNOUNCEMENT: Here’s the hard truth....I know that you feel empowered and educated and like a super-detective when you look at the sale history of your neighbors house on Zillow. But it’s all worthless. It’s entertaining....but when it comes to critical data about home sale prices, it’s worthless at best and dangerous at... most. Please understand what the truth is about Zillow: 1) It is an ENTERTAINMENT site which is AWESOME for daydreaming and/or insomnia. 2) It is NOT a public service or utility. It is a FOR PROFIT enterprise. But Tim, you raving lunatic, they don’t charge you to use Zillow! Duh!?!? 3) See those little faces on the bottom/right side of the screen....those agents partner with mortgage companies to pay Zillow up to $5,000/month just to have the chance for you to click more info. Then, all your informationwhat you’ve been browsing, what you’ve put a heart next to, your email, your phone number...all of that informationgoes out to a handful of those agents who’ve been trained to call and text and email you ASAP and fight each other to keep trying to contact you until your are a real buyer. Oh wow! So you’re saying I’m not a real buyer, huh Tim?!? 4) Yes. That’s exactly what I’m saying. Zillow was started by brilliant people that realized the entire Real Estate Industry had no showroom. No doors to walk into or windows to shop through. They realized that people LOVE scrolling anonymously through pages of houses before they EVER get serious about buying or selling. So...they show houses that are not available for sale just to have a deeper rabbit hole for you to go down into. So what makes a customer real?!? Smarty-pants?!? 5) A real customer in real estate simply means someone who has reached out to a licensed agent or loan officer. They’ve scanned their tax returns and pay stubs to a pdf file and they’re ready to get serious. 6) So, enjoy Zillow. It is EXTREMELY entertaining. But it is worthless when it comes to the truth about home value and what homes are actual available for sale. Any real estate agent you know, perhaps an agent you’ve met in your neighborhood or the guy/gal that advertises in your church newsletter...they’d be happy to tell you what your home will sell for right this minute. They’d be overjoyed to send you a list of homes that ARE available that meet your criteria. Accurately and honestly. It literally takes us 10 minutes. And we won’t stalk you and send you tips about raking leaves and making brownies until you call us!! 706.994.3814
