SOMETHING TO THINK ABOUT.... Can an Agent sell your home for "as little as" a 2% commission? He might be able to but will he REALLY care whether it sells or not? Did you know that almost ALL the time there are TWO agents involved in A Real Estate transaction? One represents the SELLER and one represents the BUYER. EACH agent then has to pay a percentage of the 1% commission they will make (2% commission above divided in half equals 1% commission EACH) to the Company they work... for which is usually around 30% of the agents commission check. For every $1,000 the agent earns, he probably gets only about $700. But hold on, there's more...or should I say less. All Agents have BUSINESS EXPENSES to pay for, such as an automobile, gasoline, MLS fees, advertising, annual dues, license fees, and so on. He has to pay his Company (in addition to 30% of his initial commission check) a monthly office/MLS/Insurance fee on top of that. Then comes auto expenses after which he should be ready to PAY INCOME TAX on what little he has left. WHY WOULD ANY AGENT BE INTERESTED IN SELLING YOUR HOME when he can't even make enough money to make his car payment? The truth be known, you'll probably wind up paying a lot more than a 2% commission. Remember those "If your house doesn't sell, we'll buy it from you." ads? Sure, I'd probably buy your $200,000 home too if you let me have it for $90,000. SOMETHING TO THINK ABOUT.... CALL ME AT 678-985-6992 anytime you'd like to talk. Confused by Real Estate terms like USDA, FHA, APR, MLS, Finance Contingency, Appraisal Contingency, Contingency w/KO, Multiple Offers, Highest & Best, Riparian Rights, FSBO, upside-down, PITI, Due Diligence, split foyer, split level, flood zone, sold as-is, cul-de-sac, HOA, HOA fees, streets maintained (by who), well water, city water, sewer at curb, maintenance easement, setback, common areas, assigned parking, condominium, townhouse, cedar siding, cement siding, vinyl sidin...g, aluminum siding, 3-sided brick, brick front, single pane windows, Craftsman-style, city tax, county tax, school tax, property tax, sales tax. Can your next door neighbors have goats and chickens? Is $650/yr HOA fee high, low, normal? Can you park on the street? Gas or electric?, heat pump? Gated community? Swim/tennis included? How much Earnest Money? How much money down? What are Closing Costs? What is the usual minimum credit score required for a mortgage loan? There are others but you get the idea: You really should have an experienced Realtor (like me) handy to be your Trusted Adviser. Call me now before you change your mind....
