Do you know OPEN HOUSES have cars lined up out in the street waiting for people to have a tour? Do you know there are BID WARS on any decent home?? Do you know SELLERS own this market?? Tips for you If you think you’re ready to buy, contact your agent and then contact their preferred lender. No, we ( I’m pretty sure I can speak for all agents on this) will not be showing you homes if you have no preapproval letter. We would be wasting everyone’s time because the buyers and agents out here are struggling to get even an offer on the table to even compete in the game!! If you love the house, DO NOT sleep on it! Write an offer right then! Because I promise you that house will be gone tomorrow. Write a solid offer! Don’t go below sales price especially if there are already offers on the table. Make the offer sexy!!! If the price of the home is already at the tip top of your budget then offer more earnest money, or offer shorter amount of due diligence days, offer NO stipulations or offer a quicker close if your lender can handle it!!! There are other ways to win a war besides price believe it or not. You never know a sellers motivation. Listen to your agent!
