Price. Condition. Marketing. The Price has to be right. Too high and it will sit. Too low and you'll leave money on the table. In a market like this we like to keep a home just under the ceiling of the comps and create a bidding war. Rather than the reverse of reaching for the stars with the initial list price and eventually having to reduce the price, and then get offered less than the reduced price.
