Our last exterior of 2020 came with a lot of surprises, particularly for the new home owners. They did their due diligence by hiring an inspector, but inspectors do not always catch paint issues and rotted wood. In this case, the sellers pumped caulking in to rotted trim and painted over it, as indicated in the first two photos. Out of forty two windows, over half required extensive repairs to main sills, nose sills and brick moulding. This unscrupulous practice happ...ens more often than not in the resale industry, often leaving the new home owners with a mess to straighten out. Fresh paint can cover a host of problems and most sellers would prefer to spend their money decorating their new home rather than fixing the old. Before buying a resale, it’s a good idea to do your own inspection. Things to look for: EXTERIOR: *Dry, dull, faded paint on siding and trim means it’s time to paint *Split/open caulk lines *Ripples in wood trim could mean rot. Don't be afraid to poke and prod around. If it’s soft, it’s rotted. *Rusted metal surfaces *puckered, blistered, cracked or swollen siding. INTERIOR: *do a scratch test on interior trim and cabinets. If it scratches off, it could mean big problems. *look for wallpaper seams in all rooms, particularly bath rooms. Painting over wallpaper is a common practice and is okay unless the paper is loose, vinyl, or multiple layers. *check ceilings closely for cracks, poor sheet rock repairs, and paint touch ups that don’t match. This could be an indication of roof or plumbing issues.
For our latest project, a complete interior and exterior make-over on this 1990’s Lawrenceville home. Considered a rare occurrence, this stained trim has de-laminated over the years meaning surfaces scratch down to the bare substrate with minimal effort. While painting the trim would have been a much easier process overall, the home owners prefer keeping it stained. The only way to rectify this issue is to completely sand all surfaces to the bare substrate and star...t new, with the most difficult part being preventing fatigue and burnout with the crew. After six solid days of sanding I commend my team on their perseverance and stick-to-itiveness. A few more days of sanding and we should be ready to start the staining process. Then, on to walls, Hallelujah! Stay tuned for the before and afters, and other updates as we plug along.
Garages are usually the most poorly constructed, abused, and neglected room in a house. Usually, when it’s time to paint, it can be a major undertaking straightening out sheet rock issues and damage. This garage was certainly nothing short of that.
